Tribeca’s iconic skybridge property is back on the market for $30M


Tribeca’s famed skybridge residence is for sale again with a nearly $30 million price tag. The landmarked two-building property at 9 Jay Street and 67 Hudson Street—a four-story townhouse and expansive loft linked by the iconic Staple Street skybridge, one of the city’s most photographed spots—is now asking $29,995,000. It last sold in August 2022 for $24 million in an off-market deal, following nearly a decade on the market. For buyers looking to build a dream urban estate, 4 Staple Street across the way hit the market last week for $30 million.

Built at the turn of the 20th century, the townhouse and neighboring loft were originally part of New York Hospital (now New York-Presbyterian). The skybridge was added to connect the two buildings’ third floors, allowing staff to move patients between wards more easily, as 6sqft previously reported.

Measuring 25 feet wide and roughly 6,000 square feet, the Jay Street townhouse includes a garage, two curb cuts, 4,080 square feet of air rights, a 1,200-square-foot roof deck, and a full-height basement. A private elevator provides access to the residence and opens directly onto the third floor of the connected loft at 67 Hudson.

Soaring 11-foot ceilings fill the home with abundant natural light, while over 50 windows offer panoramic views and highlight its historic charm, according to CityRealty.

Located off the kitchen, the third-story skybridge features large windows with spectacular views of Staple Street below and leads directly into the 2,300-square-foot corner loft. The loft offers a large bedroom with an en-suite bathroom, a walk-in closet, and an open living and dining area with a spacious eat-in kitchen.

The property first hit the market in 2015 for $50 million, listed by former owner and fashion designer Zoran Ladicorbic, who purchased 9 Jay Street and the 118-year-old skybridge in 1985 for $499,000. According to Curbed, Andy Warhol reportedly bid on the home but lost out to Ladicorbic.

The fashion designer, once hailed as the “master of deluxe minimalism,” spent decades perfecting and expanding the apartment, eventually two units next door at 67 Hudson Street, combining them and linking the buildings across Staple Street, according to Tribeca Citizen.

Minimalism is evident throughout the interior of the complex, characterized by white, bare walls, concrete floors, and sparse furnishings—an aesthetic that might be off-putting for those expecting historical charm in exposed brick and other original details.

In 2018, the property was relisted at a reduced $35 million, and by 2022, it was asking $26 million before selling off-market for $24 million, following nearly a decade on the market.

The buyers and current owners are tech power couple Stewart Butterfield, the founder of Slack, and Jen Rubio, founder of Away luggage.

“It’s a special, iconic property, and it’s synonymous with Tribeca. People come here to photograph it,” Kaptan Unugur of Sotheby’s International Realty, who represented the 2022 sale, told the New York Post that year.

Last week, another multi-building property on Staple Street hit the market for $30 million. The rare offering includes a two-story brick townhouse at 4 Staple Street and a studio and office across the street at 1 Jay Street, owned by filmmaker Neil Burger and architect Diana Kellogg since 2002.
