Once a parking garage, this $85M Village penthouse is now in line to break neighborhood sales records

Here’s how far Manhattan real estate has come (or perhaps how far, to hat-tip the late Jimmy Cliff, it has to fall). With no sign of a slowdown in sight, this penthouse at 125 Perry Street is asking $85 million. The apartment could set a price record for Downtown Manhattan, but it’s competing with a nearby condo last listed for $87.5 million that entered contract this past summer. The 7,000-square-foot condo residence on Perry Street sits atop a corner brick building that was once a parking garage, as Mansion Global reported.
As 6sqft previously reported, a penthouse at 140 Jane Street listed for $87,500,000 entered contract in August, but has not closed yet. If it fetches the asking price, it would become the priciest property sold in the area. The current record for the biggest deal below 42nd Street is held by Jeff Bezos, who paid $80 million for several units at 212 Fifth Avenue in 2019.
“At the top of the market, the West Village is the most in-demand neighborhood in Manhattan. When something truly special comes along there is a major response, and we have seen that already at 125 Perry Street and with other recent record-breaking deals,” Jim St. André, the Compass agent with the listing, said.

The listing calls it “the most consequential apartment in Downtown Manhattan.” Whatever those consequences may be, the sprawling space, with nearly 3,000 square feet of outdoor roaming room spread over the home’s three levels, is certainly “uncompromising.”
With a design that claims to blend “contemporary architecture with the building’s original character” (it is a century-old parking garage, to be fair), the duplex is blessed with skyline views through walls of glass.


Inside are 12-foot ceilings, six bedrooms, and nine baths, all arranged around a central gallery staircase, with easy access to the terrace exactly where you’d want it to be.
The building’s transformation was helmed by the architecture practice of Leroy Street Studio, with no detail overlooked.



A triple-tier rooftop terrace could be a venue in itself, with an outdoor kitchen and views for days. Dine or entertain without limits, or hide away from the surrounding city while surveying it from above.
