Sales officially launched at Downtown Brooklyn’s Nine Chapel Street, a new boutique condo tower taking an innovative approach to outdoor space. Developed by Tankhouse and designed by SO-IL, the 14-story building contains 27 luxury residences and creative outdoor space, including open-air terraces that act like front porches and weather-protected loggias. Pricing for the one- to four-bedroom residences starts at $1,040,000.

Nine Chapel features a dazzling striated facade that sets it apart from the surrounding residential developments, with a perforated lightweight metal exterior that shimmers in the sunlight. Residents will be able to take in sweeping 360-degree views of both the Downtown Brooklyn and Manhattan skylines.

Each apartment is designed like a corner unit, with oversized windows and at least two exposures. Homes boast wide-plank white oak floors, ceiling heights of at least 9 feet, and picture windows. Apartments are equipped with a full suite of Bosch appliances, with many flaunting a white oak butcher block-topped kitchen island.

Primary baths feature custom precast concrete floors, inks, and vanities, and striking dark green glass mosaic-tiled showers.

“At the core of Nine Chapel is a profound interest in creating thoughtful, useful living spaces that blur the line between indoors and out,” Sam Alison-Mayne and Sebastian Mendez, co-founders of Tankhouse, said. “Through innovative, diverse outdoor spaces, we’ve created not only beautiful, high-design homes with incredible views, but also a sense of community–something many buyers are increasingly seeking.”

Most units feature both covered and uncovered private outdoor areas, as well as loggias that are functional year-round.

Amenities include a state-of-the-art fitness center with floor-to-ceiling windows, a shared lounge, and a dedicated bicycle storage space that residents can directly enter from the building’s entrance ramp. The tower is situated right across the street from St. James Cathedral Basilica, the cathedral church of the Diocese of Brooklyn, according to CityRealty.

Tankhouse collaborated with Denmark-based design company GUBI to furnish the building’s stunning amenities spaces and stage a model residence.

SO-IL also worked with Tankhouse on 450 Warren Street, an 18-unit condo building located on the border of Boerum Hill and Gowanus that features a central open atrium.

The Cornell Marshall Team at Corcoran is managing sales for Nine Chapel. Occupancy is expected during the fall.

“Nine Chapel is for the buyer who appreciates incredible design, craftsmanship and attention to detail —all without sacrificing New Yorkers’ most-requested home feature: private outdoor space,” Leslie Marshall of the Cornell Marshall Team at Corcoran New Development said. “We look forward to introducing buyers to this innovative style of urban living in one of Brooklyn’s best neighborhoods.”
